College Ave Fort Collins, CO 80524 Dear Mr. Wedum, City Staff has reviewed your submittal for New Creations Interiors, the Thunderbird Estates 6th Filing PUD- Amended Final, and offers the following written comments: 1. Please submit a letterto discuss the use and purpose of the addition to show whether traffic will increase by more than 20% due to the addition. Include activity from customers, delivery vehicles, employees... (both now and future). 2. A State Highway Access Permit is required if the addition exceeds the 20% increase. The State has asked for a letter addressing the traffic activity which we will send when we receive your letter. 3.. The State also would like to see a sketch showing how the property gains access from the public street system and through adjacent properties. Some sort of overall sketch showing the College Ave, Harvard and Thunderbird Drive which also shows the driveways and shared access pattern would suffice. 4. Please include a vicinity map on the site plan. This should show the area within a mile of the site. The previously mentioned immediate area sketch would also be helpful on the site plan, or the existing site plan_ could be expanded to include the above mentioned items. 5. The information concerning the area within 150' of the property is sketchy. Please provide more details, including general building outlines, driveways, parking areas, landscaped areas. Where are the residential buildings located? What is the distance between the residential buildings and the proposed addition? 6. What color will the building be? Please give better details on the type of construction and what will be painted. Will this building have a flat roof? If so, will there be rooftop mechanical equipment visible from College Ave or from the east? Any roof top mechanicals should be' screened. Please provide more details. 231 N. College Avenue - P.O. Box 580 - Fort Collins, CO 80522-0580 - (303) 22"1-6730 7. What is the height of the building? Will, this addition be higher than the existing building and therefore visible from College Avenue? What are the height of the doors? Will there be a loading dock? 8. Provide screening around any trash receptacles. 9. Separation between the new building and existing buildings must conform to the building, code for fire containment area separation. 10. Please contact Light and Power Distribution Engineering, at 221-6700, concerning your power needs. 11. Any relocation of existing telephone facilities required by these plans will be paid for by the developer. 12. How do the northern most 9 parking spaces get access? 13. The signature block should be for the Planning and Zoning Board of. the City of Fort Collins (see the attached example). 14. Please provide additional landscaping in the parking area. Several shade trees would be a positive addition to the sea of asphalt that exists at this time. Additional landscaping will be needed at this time to provide additional screening and buffering of this addition from the residential area to the east. 15. Add some additional plantings, juniper and peashrubs for example, to the exposed east wall.of the existing building. This concludes staff comments at this time. In order to stay on schedule for the April 27, 1992 Planning and Zoning Board hearing, please note the following deadlines: Plan revisions are due April 1, (no joke!) 1992 by 12:00 noon. PMT1s, colored renderings, and 10 prints are due April 20th. Final mylars and other documents are due April 23rd by noon.
