Dear Sherry:
This is regarding your comments for the Replat of Lots 6 Thru 29, Granada
Heights P.U.D. This will answer comments that cannot be fully explained
by revising the plans.
1. The owner understands any revisions to existing Light and Power
facilities will be at his expense.
2f. There are no plans by the developer for perimeter or on —lot fencing.
This is not intended to preclude lot owners from being able to
fence their yards.
2g. There is no signage proposed.
4. The developer intends that the single family detached residences
would be stick —built and they would have a minimum of 5—foot
side yard setback.
5. I have not been able to speak with Rita Davis regarding a traffic
study. The proposed density is half of what was previously
approved, and the street system is existing.
7. A tract 6—foot wide was created for future access to future trail.
8,9 & 10 These items have been taken care of. The Drainage Plan and
Report was submitted to Glen Schlueter on March 26, 1992. A
maintenance easement was added for the pond.
11. The existing wetlands are in the existing detention pond which
will not be disturbed.
13. Jeff Laughren will deliver a copy of the soils report.
15. The owner understands any existing damaged curb, gutter and sidewalk
will be repaired.
16. Kerrie Ashbeck informed me that since additional right—of—way for
the intersection of Alameda Street and Hanna Street cannot be
acquired, they will not require this change.
If you have any questions regarding the above explanations or the revised
plans, please call.
