Box 580 Fort Collins, Colorado 80522-0580 Dear Sherry: This is a request, on behalf of Jeff Laughren, for a variance to the Solar Orientation Ordinance that requires 65% of single family lots to have their front lot lines within 30' of an East—West line. Only 15 lots out of the 48 lots meet this requirement, which is 31.25%. We feel this variance is justified because this project is a replat of a plat that was approved in August 1979. The utilities, the curb and gutter and the detention pond have been constructed, so there is no practical way to change the lots. If you have any questions regarding this request, please call.
