RE: Ridgewood Hills Filing No. 5 - Variance Request to LCUASS Chapter 7.4
Dear Marc,
Please find this letter as our formal request for an administrative variance to the requirements set forth
in Chapter 7.4 of the Larimer County Urban Area Street Standards (LCUASS) as they relate to
tangential distances between horizontal curves and intersections. The project, Ridgewood Hills Filing
No. 5, is located at the southwest corner of the intersections of Triangle Drive and US 287 in the City
of Fort Collins. The project proposes an extension of Avondale Road to the south and east from the
terminus of Avondale Road. The portion of Avondale Road that we will connect to is currently under
construction with the Ridgewood Hills Filing No. 4, by others. Filing No. 4 will extend Avondale Road
to Filing No. 5’s west property boundary. A proposed residential connector, Field View Drive will
intersect with the proposed Avondale Road approximately 175’ to the east of the connection. Field
View Drive begins a horizontal curve approximately 30’ to the south of the intersection of Avondale
Road. Table 7-3 within Chapter 7.4 outlines the minimum allowable tangential distances between
horizontal curves and intersections based on the street classification. Field View Drive is classified as
a residential connector and has a minimum tangential distance between horizontal curves and
intersections of 100’.
We would like to request a variance to Chapter 7.4 to allow for the reduced spacing of 30’. The
horizontal geometry of Avondale Road is almost predetermined based on the provided connection
point set by the Ridgewood Hills Filing No. 4 and a future connection to College Avenue at Carpenter
Road, to be designed by others. The location and curvature of Field View Drive is limited to the
obscure geometry of the project site and the desire to maximize the utility and density requirements of
the site. Field View Drive, a public road, is proposed to provide access to private townhomes at the
southwest corner of the site and must turn due south following the intersection with Avondale Road in
order to provide serviceable lots for the townhomes. Given the lower classification of a residential
connector road, stop signs will be required at Field View Drive for traffic crossing or headed onto
Avondale Road. Therefore, it is not anticipated that the proposed geometry would pose any additional
detriment to safety or the design life or maintenance costs of Field View Drive.
