HomeMy WebLinkAboutLOFTS AT TIMBERLINE - FDP200007 - SUBMITTAL DOCUMENTS - ROUND 1 - PROJECT NARRATIVEPage 1 Project Title: Lofts at Timberline Past Meeting Dates: Conceptual Review was held on April 12, 2019 Type I Hearing was held on March 12, 2020 General Information: The proposed use for the site is a new flex space building to be constructed on 3 lots. The building is 39,901 sq. ft. of ground floor area. Vehicular access is taken from Joseph Allen Drive to the west, a private north-south drive to the east and Bear Mountain Drive to the south. There are 73 on-site parking spaces provided, with 6 on-street parking spaces located on Joseph Allen Drive. Primary uses for the building will consist of offices, limited indoor recreation uses, retail- related, and workshop and custom small industry uses. Other possible uses may include, but are not limited to, financial services and clinics, plumbing, electrical and carpenter shops, artisan and photography studios, vet and small animal clinics, dog day care facilities, print shops, food catering and small food preparation, music studios, light industrial uses, research laboratories and indoor RV and boat storage. The project will be designed to be compatible with the development as required by the Timberline industrial Center ODP and the Timberline Center Design Standards. Architectural compatibility will be achieved by incorporating design elements from the surrounding neighborhood such as building materials, horizontal elements, fenestration and roof lines. The proposed building materials will consist of cultured stone and concrete masonry veneers, insulated metal wall panels in both horizontal and grainstone finishes, and standing seam metal roofs. Each space will have its own entry with covered canopies. Fenestrations include prefinished aluminum storefront entries and prefinished aluminum windows. Overhead doors consist of prefinished metal which will be either solid or with storefront glazing. Proposed landscaping for the site will consist of street trees, both ornamental and canopy shade trees, and foundation plantings consisting of shrubs and ornamental grasses.
