Attached are five prints of the Mountain Ridge Farm Final PUD Plan, revised in
response to Staff Comments. Specific responses include:
4. - 5. The applicant is proposing that most of the detention are be treated as a
recreational area for the residents of Mountain Ridge, with mowed, irrigated
turf, with day to day maintenance provided by the homeowners' association.
(Major, drainage related maintenance is to be provided by the Storm Drainage
Utility.) In other detention areas with mowed fescue turf, trickle channels have
proven to be necessary.
6. It is our understanding that drainage criteria has been sufficiently defined to
allow this Final PUD to proceed.
7. Construction specifications for the temporary emergency access are being
included in the utility plans.
8. - 9. The additional trees requested would disrupt the formal pattern of alternating
a series of 6 street trees with an open space break. We would prefer to
maintain this pattern rather than provide a standardized, rigid street tree
program.
10. Additional plantings behind lots 3 and 4 would conflict with the existing
sanitary sewer line at that location.
11. A note regarding the requested street trees has been added, and will be
provided by the builders with completion of the homes on the affected lots.
12. Is there a new requirement for a notary block on PUD Site Plans; or is there
something unique about Mountain Ridge?
Ten sets of prints, reductions, and color renderings will be submitted by September
19th.
