Dear Ric,
Thank you'for submitting the Silverberg Preliminary P.U.D. and Preliminary Subdivision Plat
on November 25, 1996. However, based upon Section 29-526 G(3)(b) of the City Code (page 98
of the LDGS), the Director of Current Planning has determined that the proposed development
application is incomplete and will not be accepted.
Section 29-526 G(3)(b) of the City Code requires submittal of "Preliminary architectural elevations
of all buildings sufficient to convey the basic architectural intent of the proposed improvements,
including tire location ofproposed flushwall signs."
The architectural elevations that were submitted on November 25, 1996 do not adequately convey
the basic architectural intent of the proposed improvements. This is largely a function of the fact that
the drawings are at a scale of one inch equals thirty feet (1" = 30% which is not an appropriate scale
for review. Rather, in order for these drawings to adequately convey the basic architectural intent
of the structures, the_drawings should be set at a scale of 1/16" = 1' or 1/8" = 1'. Further, the
submitted elevations represent only two of the seven proposed buildings.
Consequently, you should pick up your submittal for both the Preliminary PUD and the Preliminary
Subdivision Plat application, as well as a refund of the Preliminary PUD and Preliminary
Subdivision Plat fees from our office.
The next available submittal date for the Preliminary PUD application is 3 P.M. on Monday,
December 23, 1996.
