Dear Gunther:
As you are aware, the Riverside Junction PUD was approved April 27
with a condition of approval that required that the development
agreement, final PUD plans and utility plans be executed within one
month of approval. At staff's request, the Board modified this
condition at the May 18 Board meeting to allow until June 22 to
complete these documents.
As of this time, we still need signed deeds of dedication for
drainage easements and public street right-of-way and a signed Site
and Landscape Covenant. Since these documents were not completed
for Riverside Junction prior to June 22, staff initiated a second
request for an extension and the Board approved this request at the
June 22, 1992 Planning and Zoning Board meeting, setting July 27,
1992 as the required completion date. In approving these
extensions, the Board indicated that future extension requests
should be initiated by the applicant rather than staff and that
unless. good cause is shown for not completing the required
documents, the Board may not grant additional time extensions.
Failure to receive additional extensions will result in losing the
final PUD approval.
If you anticipate not being able to complete all of the required
documents prior to July 27, I would suggest requesting an
additional extension by submitting a written request by July 20,
detailing what documents are yet to be completed and the nature of
the expected delay. Please let me know if you have any questions.
