Howes Fort Collins, CO 80521 Dear Jack: We have completed our review of the Olive Garden Minor Subdivision and have the following comments to make on this plat: 1. A 60' half street, or right-of-way 16' from flowline (whichever is greater) needs to be dedicated and the appropriate dedication language needs to be added to the plat. 2. The City Clerk's signature block should be relocated, so that it is not a part of the Director of Planning's signature block. The minor plat hearing is scheduled for Tuesday, April 14, 1992 at 1:30 P.M. in the Planning Department Conference Room. The vacation of the Colboard right-of-way is tentatively scheduled for first reading before City Council on Tuesday, April 21 and for second reading. May 5, 1992. The ordinance vacating this right-of- way would go into effect May 15. We will delay recording the plat until the ordinance number for the vacation is established, so that the ordinance number can be added to the plat. Since a restaurant is a use -by -right at this site, coordination of the site plan review will be handled by Building Inspection. The following comments are pertinent to review of a site plan for this site: 1. Access to the property will be taken from Boardwalk Drive, with no direct access to the property from College Avenue (SH 287). 2. The original drainage report for South College Investments Subdivision stated that on -site detention would be provided on each lot and designed as .each lot developed. This requirement will have to be met when development of this site is proposed. 3. The transformer location must be coordinated with Light and Power and a Commercial-1 Form must be completed to determine electrical loads.
