REDLINES ADDRESSED Comment Number: 4 03/12/2020: FOR APPROVAL There need to be additional drainage easements for the storm sewer pipes that run underneath the drive aisles/parking areas, etc. on site. EASEMENTS MODIFIED Comment Number: 5 03/12/2020: FOR APPROVAL The proposed off -site easement reception number needs to be filled in once that easement is recorded. I DON'T BELIEVE THAT THIS IS RECORDED YET Department: Stormwater Engineering Contact: Matt Simpson, (970)416-2754, masimpson@fcgov.com Topic: General Comment Number: 2 03/02/2020: FOR FINAL APPROVAL: The proposed storm pipes, that connect the detention ponds, need to be completely inside of a drainage easement (20-ft min.) There appears to be 4 locations where the drainage easement appears to stop at the location where the storm pipes cross the EA easement. Please confirm or revise so that these storm pipes are completely in a drainage easement. See redlined Plat for more information. Please revise the name of the 30-foot Utility Easement to be 'Utility and Drainage Easement'. Thank you. EASEMENTS MODIFIED 02/04/2020: FOR FINAL APPROVAL: The outlet storm pipe needs to be in a 20-foot drainage easement. The 'equalizer pipes' that connect the detention ponds need to be in a 20-foot drainage easement. 11/04/2019: FOR APPROVAL: Drainage easements are required for all detention basins and stormwater quality facilities. This includes the area encompassing the basin itself, side slopes, the area of the 100-year water surface elevation and freeboard, all appurtenances necessary for the ouff all, and operation and maintenance of the facility.
