Dear Mr. Haas:
LAND USE: Proposal to turn a closed down hair salon into a
full service glass shop. A 24' x 34' canopy cover at the
rear of the building will be removed and a 24' x 30' storage
shop will be added onto the existing building. There will be
no changes in hard surface area so there will be no change to
.storm water run off.
OBJECTIVES: Our objective is to operate a full service
residential glass and screen business at 920 North College
Avenue. The service provided will be to repair, replace, and
service windows and screens. We will also provide custom cut
mirror and tub and shower enclosures. We intend to operate a
family owned business with two employees. Business hours
will be 8:30 AM to 6:00 PM Monday through Friday with
appointments only on Saturdays. We will provide the only 24
HOUR Emergency board up service in Fort Collins. This
service will secure a building when a window or door has been
broken out due to vandalism or a robbery. Our objectives are
directly in line with the newly adopted North College Avenue
Corridor Plan and revised zoning.
'We will need the same setback variance granted for the
parking on the north side of the lot that the prior owner
'had: This is due to the restricted width of the lot and the
existing building location, The five foot landscaped area
between lots.would not allow sufficient room for parking and
driveway space as specified in the City Parking Lot
Development Guide.
We will.apply to the State Highway Department for one access
entrance and one exit. If this is not approved we will need
to change landscaping to allow traffic around the building to
cross directlyin front of existing building and use access
area approved by the State.
We will seek a Street Oversizing Fee Waiver in accordance
with the city plan, if necessary.
Current landscaping will not require a sprinkler system as
per Roger Buffington of the Water and Waste Water Department.
The addition will not trigger Substantial Improvement Policy,
(Stormwater Department). Larimer County Assessor's office
values existing building at $23100.00. Current bid for
addition total $10,000.00.
Future development around our lot will be met with full
cooperation on our part. Access to an alley or adjoining
lots will be welcomed.
