Attached are revisions to the Mountain Ridge Farms Second Filing, revised in response to City staff and
agency review comments. The comments made and revisions requested on the PDP have been addressed
as follows:
It is true that the governing preliminary had shown 245,130 SF of active open space area, however a
portion of that active open space was outside of the boundary of the proposed second filing. We have
prepared a graphic that illustrates this, showing the original active open space compared to where the
second filing boundaries are proposed. As part of that graphic, we have also illustrated that within the
boundary of the second filing, there was 156,021 SF of active open space, with this proposal
providing 168,743 SF of active open space, for a net gain of 12,722 SF. 0 K
2. A. Language has been added to tract A to provide access also. L1.K
B. We have provided one five foot wide concrete path connection from the end of Ridgeview Court 0 . K
to Wabash Drive. We have not shown a second connection since it was not a part of the
preliminary PUD. C • K -
C. We have shown a future connection to the proposed bike trail along the PV&L canal from the O- K
above mentioned path.
D. We have shown the future bike path with the language that final alignment may vary. O . K -
3. We have provided a detail of the fencing along the rear lot lines of lots 12-22. This is a four foot high
fence, with an additional one foot open section. The four foot solid fence is proposed to provide some
privacy, with a better ability to keep dogs and kids inside the yard. Note Number nine has been O. .
deleted.
4. The front yard setback has been increased from 18 to 201 d • V .
5. We have shown at least one street tree per lot. Exact placement may vary with the final location of
driveways. D • l/_
6. We have redesigned the cul-de sac to shorten it, and to swing lots around the cul-de-sac eliminating
the headlight concerns. G . le- .
7. Meetings with the City Forester have determined that these trees have been damaged by lightning
etc., only have a limited life span, and may become a hazard in the very near future, particularly
around homes and streets. We have requested a letter from the City Forester in response to this and

• Wabash is an existing local city street, where bike lanes are not standard, and therefore, we have not
added them.
