Re: 10 Acres - Mountain Ridge
Dear Ted:
This letter is a formal request that we be allowed to submit a combined preliminary
and final submittal on our 10 acre filing for the Mountain Ridge PUD. As you are aware,
a substantial and costly amount of time was expended on our first proposal where we
understood, after two staff meetings, that a combined filing would be satisfactory. One
week after our second staff meeting, we were told a completely different set of
development criteria would be placed upon us, making the development of the area
unfeasible at this time.
From an engineering standpoint, the master planning being done for March 30th
submittal should provide the information required for the preliminary/final submittal. This
is particularly true of the water and sewer extension since they comply with master
planned street alignments. From a drainage standpoint, the area allocated for the pond
along Shields Street is adequate for the pool size master planned for this area. Drainage
alternatives upstream of the pond should not effect its overall size. Additionally, a traffic
study for the entire Mountain Ridge PUD will be submitted.
For these reasons and the undue hardship further delays will work on us, I
respectfully request that a combined submittal be allowed. Please notify me immediately
of your decision as financial commitments are hinging on the outcome.
