Dear Cathy:
Staff has reviewed the request for Stone Ridge 4th Filing, Phase Two, Final P.U.D., and offers
the following comments:
The following comment apply to the plat:
A. The boundary does not close and the legal description does not match the map.
B. There are two Tract D's but no Tract C. Also, the Private Drive should be
identified and called out as a separate tract.
C. A distance is missing on the line between Lots 61 and 62.
D. TCI of Fort Collins (formerly Columbine CableVision) would like to have the
open space behind Lots 55-64 designated on the plat as Utility Easements.
E. Any previous temporary drainage easements that are vacated by this plat should
be so noted and new easements platted as necessary.
2. On the Landscape Plan, please add a note that trees shall be kept at least 10 feet away and
shrubs shall be kept four feet away from water and sewer mains. Also, trees shall be kept
a minimum of four feet from any gas line.
3. The Public Service Company is concerned that along the private drive, the distance
between the back of the curbs is only 31 feet. This causes the back of curb to rear line of
the front lot utility easement to be only 10 feet and six inches. PSCo requires a distance
of at least 13 feet. If there are utility coordination issues, please contact Gary Huett at
Public Service Company.
4. The Landscape Plan should include the total area (in square feet) for each landscape
category. Landscape categories are distinguished by their water requirements and

intended maintenance level. Examples of possible categories include, but are not limited
to, high water turfgrass, low water turfgrass, low water planting beds, moderate water
planting beds, and non -plant areas.
5. A water main connects the cul-de-sac to County Road #9 between Lots 26 and 27. This
would be an ideal location for a bicycle/pedestrian path out to C.R. #9. Please consider
adding a five foot wide walk in this location.
6. Please indicate in the Land Use Breakdown the typical front, side, and rear setbacks.
7. The Site Plan indicates 15 foot front yard setbacks. Is this measured from the front'
building line or the garage? If this is the garage setback, then cars will overhang the
driveway and encroach into the private drive through lane. Please clarify.
8. Additional comments from Engineering and Stormwater will be forthcoming under
separate cover.
This concludes Staff comments at this time. In order to stay on schedule for the May 20, 1996
Planning and Zoning Board hearing, please note the following deadlines:
Plan revisions due May 1, 1996.
P.M.T.'s, 10 prints, colored renderings, due May 13, 1996.
