Re: Courtyard Homes @ Stone Ridge
Dear Ted,
want to take this opportunity to state our argument for private streets and their design
as proposed in The Courtyard Homes @ Stone Ridge. Private streets benefit the
developer and ultimately the consumer in the following ways:
1. Design Flexibility - width, edge treatment and materials.
2. Amenities -
a. private snow removal
b. private maintenance and repair at homeowners schedule vs. the City.
3. Reduced Cost
We feel that in this type of development, crowned streets, curb and gutter, and
sidewalks are unnecessary and inappropriate. Street curbing serves three basic
purposes.
1. Provides lateral support for the pavement edge.
2. Prevents water seepage under the pavement.
3. Contains pavement base materials.
It is our opinion that the street section proposed satisfies all of these requirements.
Furthermore we feel that 4' of sidewalk along the west side of the street and cul-de-
sacs is unnecessary given the close proximity of the 8' bike and pedestrian walk along
Fieldstone Drive. Every unnecessary foot of street and sidewalk contribute to increased
maintenance cost whether the street is public or private.

Reasonableness, fairness and need should be the measures of whether a regulation is
desirable to "preserve and protect" the intrests of the community. We feel that the
design proposed certainly does not compromise on any health and safety issues and
should be acceptable as a private street.
