RE: Project: PDP 200003 East Ridge Fifth Filing (Mosaic Condos) – First Round Review
The East Larimer County Water District (District) staff has reviewed the material delivered to
the District for the proposed project referenced above and has the following comments:
1. Utility Plans: Redlines concerning the proposed waterlines are attached.
2. Easements: Where water lines are located within private drives easements must
be dedicated to the District, minimum width of 30-ft.
3. Dry Utility Locations: No dry utilities are shown on the current plans. The District
requests these be shown on future plans to verify there is adequate space in the
private roads to provide minimum 10-ft horizontal separation between District
water lines and parallel dry utilities.
4. Water Service Line Sizing: The developer’s engineer is responsible for properly
sizing the water service lines and meters and noting those sizes on the final
development plans.
5. Fireline Sizing: The developer’s engineer is responsible for properly sizing
firelines, as required by the fire authority to serve the buildings, and noting those
sizes on the final development plans.
6. Water Line Drawing on Final Development Plans (FDP): For the FDP submittal all
water lines must have plan and profile drawings at plan scale 1 inch = 40 feet.
7. Water Rights: The developer is encouraged to contact the District General
Manager to begin discussions on raw water dedication for the project.
Any written agreements required to complete waterline connections to the property must be
completed prior to final approval of the project construction drawings.
