RE: Webster Farm Second Annexation
Dear Steve:
Attached please find the original and eight (8) copies of the petition for the Webster Farm Second
Annexation, consisting of 92± acres. This area is 100 percent owned by Harold Webster. The
reproducible mylar is in the City's possession, and I understand that the City will make the copies
necessary for the annexation petition.
This rectangular property is bordered to the west and south by the City, thereby establishing
approximately 50 percent contiguity. The property to the west is the Webster Farm First
Annexation and is the future location of the new Fort Collins High School, a ten (10) acre
neighborhood shopping center, and a 15± acre City park. To the south is The English Ranch
Subdivision, consisting of mixed residential uses and a small commercial area along County Road
9.
The subject property is in the Urban Growth Area for Fort Collins and within the immediate
vicinity of a major, new activity center. Annexation at this time is a prelude to an application for
an Overall Development Plan and First Phase Preliminary Plan. Through annexation and
subsequent design review by the City, the development of this property can be coordinated with
neighboring development and the City's infrastructure planning. The most immediate consequence
of development will be the improvement of Horsetooth Road bordering this property to arterial
standards.
The requested RLP zoning allows for mixed residential uses at an appropriate density for the
property.
Thank you for your assistance with this Petition, which I understand will be a resolution before City
Council on April 21, 1992, with First Reading on June 2, 1992.
