This item is scheduled to go to the Planning and Zoning Board on September 28, 1992: 1. The Preliminary P.U.D. Plan was approved by the Board with two conditions; the first being "That the architecture of the building include some brick and that could be worked out with staff. They had some ideas of what would work and what would not work." It. is important to provide us with a color sample of the proposed brick as soon as possible. It is understood that color of the brick on the existing office buildings to the east may conflict with the Little Caesar's color scheme; however, it should be possible to select a color that will work for Little Caesar's and still compliment the adjacent buildings, creating a unified center appearance. The second condition requires that dedication of adequate right-of-way for future Mitchell Drive is completed prior to the Final P.U.D. going to the Board. If, in fact, the "temporary" single point of access from East Horsetooth Road is determined to be acceptable for this use, then proof of dedication of right-of- way on the Hiller property for the eastern portion of Mitchell Drive is required by September 22nd. 2. What street network is to be built with the approval of this plan? It is understood that the building configuration, walks and landscaping on Lot 2 will go back to the Board for final approval. The question staff has is why so much information is being shown on the Final Site and Landscape Plans if Lot 2 is not getting final approval at this time. 3. The Larimer Canal No. 2 Ditch Company will have to sign the final Utility Plans. 281 North College AVC11LIC • 1'.0. Box ;80 • Fort Collins, CO 80522-0580 • (303) 221-h77,o 4. Curb, gutter, and sidewalk on the east side of proposed Mitchell Drive may have to be constructed all the way south to the ditch, depending on what improvements are to be installed on Lot 2 with this approval. Please contact Kerrie Ashbeck at 221-6750 to discuss this requirement. 5. Revised drainage and utility plans have not yet been received by the City. These documents must be submitted for review quickly to enable this request to stay on the September 28th Board Hearing. The off -site drainage easement required to.the east is one issue that is not resolved. 6. The geometrics of the future medianization detail for Mitchell Drive does not appear to allow the intersection to function properly. Please contact Mike Herzig at 221-6750 to discuss this concern. 7. This property is responsible for its proportionate share of the construction and installation of required water main to and across the ditch. Money must be provided at this time for this improvement. 8. This property is responsible for its proportionate share of the, Mitchell Drive and the ditch crossing. Money must be provided at this time for these improvements. 9. The note "Monument sign (refer to elevation)" and graphic on Lot 2 on the Site Plan obviously does not apply at this time. These items should be removed. It is very important to provide this information as soon as possible to enable this request to stay on the agenda for the September 28th Board hearing. The brick color sample should be to me by Wednesday, September 16th; the utility and drainage information to Stormwater and Engineering by Friday, September lath; and the right-of-way documentation to this office by Tuesday, September 22nd.
