The following comments are offered: As we discussed on the phone; the right side of the west elevation needs to be further articulated. Staff suggests that the awning that is depicted on the left side of the elevation be constructed on the right side as well, south of the entry feature. This will provide the necessary relief and be symmetrical with the left side. 2. Since there will be off -site grading on the north side of the site, the City will need a "Letter of Intent" from the affected property owner. This letter should state that the owner intends to grant a temporary construction/grading easement for the purpose of allowing the subject site to be graded according to plan. Our policy is that we need to have this "Letter of Intent' delivered to the City prior to the public hearing. Before recording final documents, we will need the actual easement itself. 3. Please refer to the attached redline comments on the Landscape Plan Wetland Mitigation Plan from the Department of Natural Resources. Please note that proposed plantings shall be native species in order to ensure a higher survival rate. 4. Be sure to specify that all rip -rap is to be buried and seeded so it is not exposed. 5. As you are no doubt aware, a Nationwide Permit will be needed from the Army Corps of Engineers before any work can be done in the wetlands. 6. It appears that the plan set consists of six sheets, not five. Please re -label the plan set. Also, upon re -submittal, all sheets must now be on 24 x 36. 281 North College Avenue • P.O. The north parking lot should be divided up so that the easterly drive aisle, which features only one bay, is reduced from 24 feet in width to 20 feet. The westerly drive aisle should be reduced from 30 feet to 24 feet. The extra ten feet should then be added to the landscape strip dividing this parking lot from the north -south shopping center drive aisle that connects up to Boardwalk. B. Please add the standard General Notes (see attached). C. Please substitute the City Approval block with the one attached. D. Please substitute the Owner and Notary blocks with one attached. E. Under "Property Description," please delete the metes and bounds description beginning with "Being more particularly described as follows:" F. Please delete the Post and Frame, Trellis Beam, and Trellis Footing details. G. Please add a vicinity map. H. Please.add the following to the General Notes: "There shall be no outside storage of any material visible from public streets." 8. The following comments apply to sheet AS-2: A. Please delete Accessibility Symbol and Wheelstop details. B. In Colorado, the height of the Handicap parking sign needs to be only 60 inches above grade, not 80 inches as shown. C. Please delete the Authorization Sign detail as this is not necessary and does not occur in any other shopping center in our city. 9. On sheet AS-3, please add one additional Austrian Pine at the southeast corner of the building, next to the Transplanted Austrian Pine, so that the south -facing loading dock is better screened from the adjacent property along the south property line. 10. Please refer to the redline comments on Sheet AS-5 from the Department of Natural Resources. w 11. On Sheet AS-6, please add the aforementioned awning on the right side of the west elevation. 12. On Sheet AS-6, please delete the verbiage associated with the wall sign above the west entrance. Instead, please add the following note: "Entrance sign is shown for illustrative purposes only. All signage is permitted by a Sign Permit only, not this Amended P.U.D., and subject to review by the City. of Fort Collins Sign Code." 13. Please refer to the attached comments from our Zoning Department. Please note that signage can remain on the plans but must be noted as for illustrative purposes only. 14. Attached please find comments and redlines plans and report from Engineering, Stormwater, Water and Wastewater, Mapping and Drafting, Transportation Planning and Poudre Fire Authority. This concludes Staff comments at this time. Please note upon re=submittal, we will need all redlines returned as well as the following number of sets: Site Plans — sheets AS-1 and AS-2 (sheets 1 and 2 of 6) — 6. Landscape Plan — sheet AS-3 (sheet 3 of 6) — 6. Wetland Mitigation— sheet AS-5 (sheet 5 of 6) — 2. Elevations — sheet AS-6 (sheet 6 of 6) — 2. Utility Plans — 4. Drainage Report — 2. Plats — 4.
