Dear Andrew:
This letter is confirm our phone conversation regarding classifying the proposed
Best Buy Major Amendment as being part of the Market Place P.U.D., Phase
Two. This classification will allow the Best Buy expansion to include a parking
ratio of greater than 4.0 but less than 5.0 spaces per 1,000 square feet of gross
leasable area without having to request a modification from the City of Fort
Collins Planning and Zoning Board.
As you are aware, we will require that both parking lots and all internal access
drives be dedicated on the replat as "Public Access Easements" to ensure that
the Best Buy project is indeed integrated and functions as part of the Market
Place shopping center.
Finally, as we have discussed, the architectural upgrades, materials, color,
screening and pedestrian plaza and other elements of the plans are expected to
remain in order to demonstrate functional integration with the balance of the
shopping center.
Based on these findings, Staff is prepared to forward consideration of the Best
Buy Major Amendment to the Fort Collins Hearing Officer in the near future
based on completeness of the plans. As always, please feel free to call if you
