Revised drawings will be indicated by a 3� and a bubbled enclosure. ARCHITECTURAL COMMENTS Item Comments Sheet or Detail Corrected 1. Mark all handicap ramps AS-1 All handicap ramps labeled 3. Signs will require a separate review and permit. However, A-6 they should be informed that the signage they are showing doesn't comply with the code. I.E. the sign on the west elevation is described as being 100 sf, but the 15.5' x 24' dimension they describe is really 360 sf. Sign can't be taller than 7'. Noted as signage under separate permit. Signage shown for illustrative purposes only. 4. 4 parking spaces per 1000 square feet of building is allowed Re. Attached letter which would be 171 spaces. 203 are being shown. Their project data indicates that their existing ratio is 4.35 spaces per 1000 sf. That means that they are proposing to deviate from the standard more than they already are. This means that they either need alternative compliance per 3.2.2.(K)(3) or a modification. Refer to attached letter. Must submit final drawings on standard size sheets — same as plat drawing Drawings revised to 2436 format All 6. They've indicated that the wall mounted fixtures on the front A-6 elevation have a shroud — I assume that means they're down directional. However, all the other fixtures on the remaining walls do not have shrouds. The need to add a note that all building and pole mounted lights must be down directional. Note added stating: All building and pole -mounted lights must be down directional. 7. The trellis shelter requires a building permit. Therefore, they AS-1 need to show and label a building envelope for it. Dimension taken from closest point of trellis to property line. Speaking of building envelopes, they seem to be indicating that the building footprint is the envelope. If that is the case, then the front entry feature (columns, etc.) is not in the building envelope. They will need to revise the envelope, Entry and pier projection considered as part of envelope. And while they're at it, they need to show distance from envelope to property line. Dimension taken from closest point of entry and building envelope to property line. Added bearings and distances as needed. 3. The legal was revised to reflect measured dimensions. The plat was revised to indicate record, measured, platted and calculated dimensions. The west line was too complicated to reflect all the variations in the legal description. Please refer to drawing for details. 4. Notes were added to. address which easements are being vacated by this plat. Only those easements dedicated to the City or the public are being vacated by the plat. Engineering: 1. Lots 16, 18 and 19, Observatory Heights are shown in light print. Additionally, the original plat of Best Buy PUD was changed to light print to create a consistent drawing with all old lot lines and dimensions being shown in shaded line and print. 2. The term "dedicated building envelope has been removed and replaced with "building envelope". The building envelope shown on the plat of Best Buy PUD has been removed from this plat for clarity. 3. The drainage easement has been removed from the plat. The blanket easement is sufficient to cover the site's drainage needs. The emergency access, access and utility easement has been redefined as two easements, an emergency access easement, and an emergency access, access and utility easement. A blanket easement covers the site, except under the building envelope and the emergency access, access and utility easement. This separation was retained to provide a specific easement for the water line, fire hydrant and curb stop. 4. City Engineer has replaced Director of Engineering. 5.
