Dear Andrew:
Here are the comments to get the Best Buy Major Amendment plans in final shape:
1. The following apply to sheet 1 of 5:
A. Please provide a title in the lower right corner above the Owner's Certification.
Title should be "Best Buy P.U.D. Major Amendment" and be in large bold font.
B. Please correct the Owner's Certification to remove all references that do not
pertain to this application.
C. Please remove the entire City Approval block with the six individual lines for
signatures. This is not our block. Our City Approval block is attached.
D. Please remove all triangles and bubbles that indicate previous revisions. All
changes should now be incorporated and need not be highlighted with any
symbols.
E. Under the "Property Description," please use the same font throughout the entire
description. The end of the description, "th P.M., Fort Collins, Colorado" is
barely readable.
F. Please add our General Notes. (See attached.)
G. In the north parking lot, please delete the rectangle in the middle.
H. In the north parking lot, please add a dimension to the parking stalls facing west
on the west side of the lot. These stalls scale 17 feet and should be so indicated.
Also, please label and describe the width of the sidewalk adjacent to these stalls.
I. Please provide a building envelope around the building. This can be done with
dashed line and labeled accordingly. The envelope must include the projecting
elements on the west and north elevations.

J. Please remove the, actual signage from the Monument Sign Footing Detail and the
reference to a 25 s.f. sign. Re -label this "Monument Sign Pedestal Detail."
K. Please expand the note regarding outside storage. It should now read: "There
shall be no outside storage of any material visible from public streets or internal
private access drives."
2. The following comments apply to sheet 2 of 5:
A. Again, please remove all bubbles and triangles indicating previous revisions.
B. Please add a building envelope around the building in dashed line.
C. Please coordinate with the construction company. They have called asking about
adding a temporary building in the north parking lot for auto installation services _
during construction. This temporary building needs to be shown, dimensioned,
and described architecturally. The lower left corner of this sheet would be a good
place to provide these details.
D. Please provide a schematic or detail of the raised cross -walks.
3. Comments on the two landscape sheets will be forwarded to Nolte. These two
sheets will be labeled sheets 3 and 4 of 5.
4. The following comments apply to sheet A-6:
A. Please re -label this sheet 5 of 5.
B. Again, please remove all bubbles and triangles.
C. Please remove all signs. Replace with "Potential Sign Location."
D. Please add the following notes:
"All signage shall comply with the City of Fort Collins Sign Code."
"There shall be no exposed neon tubing and awnings are opaque and not
illuminated."
E. Under the label "Decorative Bollard," there is a reference to a plan sheet not
contained in this set. Please delete this reference and simply describe the bollard: _
Please note that bollards shall not be painted a bright accent color but should be
painted to match the building's exterior.
F. Under the Material Legend, please add the common name associated with the
Benjamin Moore colors. We do not know what these colors are if referenced only
by a catalog number. Be sure to include the material and color of the awning on
the west and north elevations.
5. The following comments apply to lighting:
A. On the site plan, sheet 1 of 5, please make a clear distinction between those
parking lot light fixtures that are to remain, those that are to be removed/replaced
and those that are new.
B. We do not propose that the lights in the existing parking lot be changed out to
high pressure sodium. The north parking lot, however, is new and falls under our
current standards. These light fixtures must be high pressure sodium, not metal
halide. Please provide a manufacturer's cut sheet describing these fixtures and
poles. Wattage must be limited to 250 watt, not 400. _
C. Regarding the building's wall packs, please indicate on the architectural sheet
(sheet 5 of 5) which wall packs are to remain and which are new. All wall packs
should feature the same light source. If they will all be replaced, then they must
be high pressure sodium. If metal halide will remain, then they should all be
metal halide. No matter which light source is used, wattage cannot exceed 250
watts. 400-watt fixtures are excessive. Please make explanatory notes on the
architectural sheet as needed.
This concludes our comments. Please ship overnight three sets of revised plans prior to
the public hearing on Thursday, May 25, 2000. As always, please call if there are any
questions regarding these comments.
