Dear Steve,
Thank you for your comments on our preliminary submittal of the
Best Buy P.U.D. on South College Avenue. The following response
corresponds numerically to the comments contained in your letter
dated May 21, 1992.
1. O.K.
2. This size has been reduced from 251x15' to 191xl2'.
3. The total sign area is as follows:
a. Monument sign at College Avenue - 4x8 ea. side = 64 sf
b. Front cabinet sign - 19x12 = 228 sf
C. South side individual letters - 35x30 = 105 _sf
Total area = 397 sf
4. The parking has been reduced from 179 spaces to 137 spaces.
Best Buy's typical parking requirement for a store this size
is 165 spaces, however, they are willing to work the 137
spaces shown.

7. We have revised the plan to improve the flow of traffic to the
Fountainhead P.U.D. and feel the Petersen property can be
designed to be part of this center, although it naturally will
face JFK, thereby eliminating the "alley" feel. We have
incorporated a future connection through the Petersen property
to JFK to provide joint access to both properties.

9. The drive in front of the store has been increased to 301.

17. This building will be equipped with an automatic fire
sprinkler system as required by the Poudre Fire Authority.

21. The landscape plan has been modified to show existing trees
and a note added dealing with their selective removal along
the north boundary.

23. Bicycle and motorcycle parking have been incorporated together
in the area south of the main entry.

25. The open space on this project is 18% compared to 19% on the
Pharmor site. We feel that with the revised plan and
additional landscaping the 18% amount is comparable to
surrounding developments.
26. A stronger sidewalk connection has been developed between
Fountainhead and this proposal and the connection to Pharmor
has been improved through the elimination of parking.
27. The Best Buy elevations have been changed to incorporate
several of the design elements of the Market Place Center.
The building materials will be the same and the stepped block
detailing at the base of the buildings will be repeated. A
horizontal blue stripe has been added and awnings located over
doorways. The enclosed elevations show these changes as well
as the relationships of the design elements.

29. The buffer along College has been increased to 40' and an 18'
island added to break up the 20 spaces parallel College.
Please review the revised landscape plan that indicates
additional shrub beds and ornamental trees in the area between
curb and sidewalk.
30. The parking lot lights have been reduced to 30' to match the
existing lights in the Market Place Center. More information
will be provided on exterior wall mounted lights when
available.
