First; I am very supportive of the development as proposed. My comments are directed only to technical aspects of the plan as they impact our project; and these are provided in an attempt to strengthen the overall character of the superblock between Troutman and Boardwalk and College Avenue and JPK Parkway. i10 date all of the development which has occurred within this block has blended together with similar architectural style, aolors,.and general landscaping schemes. I would like to strongly recommend that this project 'similarly follow the styles already set; es- pecially inasmuch as it represents the final undeveloped College Avenue frontage linking the various projects.' A departure from the architectural theme will, in my opinion, be extremely detrimental to the planning concepts previously set forth. The south and of the Fountainhead Retail Center, at the common boundary with Best Buy, presents some design questions which need to be addressed. These are: 1.) The grade changes -between the properties in a decreasing amount running east from College Avenue. The grading and drainage plan for this project should address the transition of these grades and the fact that roof drainage from our south retail building flows onto this site. I am willing to cooperate with the contractors for the project in allowing grading on our site to allow for a smoother transition without the need for extensive fill. 2.) There is a fire hydrant-locatad'.in the driveway whioh is to be extended to the south to connect with the existing Pharmor Centex. This hy- drant will have to be relocated toga suitable, location as part of the construc- tion. 3.) 1 am concerned that truck. delivery, traffic will utilize the drive- way at the rear of Fountainhead. It appears that the turning radius at the corner of the proposed store is not sufficient to handle semi -truck turns. I would encourage the driveway'to JFK Parkway -be constructed as part of the proposed store construction, and that delivery traffic be required to use this driveway.
