Dear Rich,
Staff has reviewed you submittal of the Hampshire Square II -
Preliminary Subdivision and would like to offer the following
comments:
1. The Water/Wastewater Department comments have been forwarded
to Stewart & Associates on a redlined set of Utility Plans.
2. A fire hydrant must be added at the corner of Hampshire Road
and Hampshire Court.
3. Hampshire Court is not perpendicular to Hampshire Road;
however, it does meet the City's minimum design standards.
4. The soils report does not include a pavement design. This
information must be included in the Final submittal.
5. The radius of the cul-de-sac bulb transition is missing from
the Utility Plans.
6. With the Pleasant Valley & Lake Canal being in the vicinity of
this development language will be included in the Development
Agreement referencing the potential for high ground water. The
City is not responsible if the developer chooses to construct
basements with these homes.
7. The surrounding 150' information, in all four directions, is
insufficient.
8. The subdivision plat must indicate the locations (with a
symbol), number, and percentage of solar oriented lots.
9. The plat does not adequately address the appearance of the
steeetscape along West Drake Road. A landscape plan should be
submitted indicating the proposed treatment in the detention
pond and along West Drake. This plan should include plant
materials, fencing locations and types. Who is going to
maintain the improvements back of the sidewalk? The Drake

Crossing Shopping Center has established a pleasing
streetscape that should be carried on through this project, if
possible.
10. A access easement for a trail connection, between Lots 10 and
11, to the existing trail along the Pleasant Valley & Lake
Canal should be provided.
11. The existing significant vegetation on this site should be
shown on the plat. There are some large trees that should be
evaluated and preserved, if possible.
This completes staff's comments at this time. Additional comments
may be forwarded to you as the City departments and outside
reviewing agencies continue to review this request. Please be aware
of the following deadlines to enable you .to stay on schedule for
the June 22, 1992 Planning and Zoning Board hearing:
Plan revisions due June 3, 1992 by 12:00 noon. Please contact me
for the number of each document to submit.
PMTIs, renderings, revisions due June 15, 1992.
Final documents due June 18, 1992 by 12:00 noon.
2 would like to schedule a meeting with you at your earliest
convenience to discuss these comments, if necessary.
