DESCRIPTION:
A tract of land being a portion of Lot 1, Patrick Subdivision, First Filing, located in the Northeast
Quarter of Section 12, Township 7 North, Range 69 West of the 6th P.M., City of Fort Collins,
County of Larimer, State of Colorado, and being more particularly described as follows:

length of 38.32 feet and the chord of which bears South 01° 31' 10" East, 37.98 feet; thence

thence South 00° 30' 34" West, 75.01 feet to the South line of Lot 1; thence along said South
