Dear Resident:
On Thursday, May 28, 1992, from 7:00 - 9:00 p.m., at the Plymouth Congregational
Church, 916 West Prospect Road*, the City of Fort Collins Planning Department
will hold a public information meeting to discuss a new development in your
neighborhood.
The proposal is a single family residential project tentatively referred to as
Hill Pond Single Family, located east of Sundering Townhomes and south of Spring
Creek. The site is 35 acres in size. The request is for approval of
approximately 114 homes.
The parcel was formally submitted into the planning process on September 1, 1991
as Parcel Two of the College Park Overall Development Plan. It was identified
on the proposed Overall Development Plan, at that time, as Single Family at 3.0
dwelling units per acre". A neighborhood information meeting was held on August
14, 1991. This meeting also included a discussion on the student apartments
proposed on 20 acres between Landmark Apartments and Hill Pond Townhomes. The
College Park Overall Development Plan was withdrawn by the landowner and never
formally considered by the Planning and Zoning Board.
The purpose of the neighborhood meeting is to discuss the proposal for single
family homes on the 35 acre parcel. Please keep in mind that the revised
"Polarbek - College Park" student housing project will be the subject of a
future, separate neighborhood information tentatively scheduled for the second
week in June. You will be notified by separate letter when the time, date, and
location of this meeting are confirmed. In the interest of giving each project
thorough scrutiny, each project will be subject to its own neighborhood meeting.
The list of affected property owners for this public information meeting is
derived from official records of the Larimer County Assessor. Because of the lag
time between home occupancy and record keeping, or because of rental situations,
a few affected property owners may have been missed. Please feel free to notify
your neighbor of this pending meeting so all neighbors may have the opportunity
to attend.
