To whom it may concern: I live in the Sundering Townhomes development, at 1036 Mirrormere Circle. The back of my townhome is on Hill Pond Drive. I have a concern about the development as proposed. According to the development plan, there is only one access road into the proposed development. That means all traffic for the development would be required to use Hill Pond Drive. It seems that a development of this size woudl require a collector type street. Hill Pond Drive is not big enough to handle that much traffid. The potential exists for as many as 1,200 auto -trips per day on the road. That would not only cause a traffic problem, but air pollution problems as well. It also would require installation of a traffic light at Shields and Hillpond. If the development is allowed, a second access road should be required to go through to the Centre for Advanced Technology property. Most traffic from the development probably would be going to the south to major work sites anyway. Secondly, I'm concerned about the effect on that open area and the recreational path. Adequate buffers for the bike path and for wildlife habitat must be required. If developed propserly a subdivision could be built there with minimum impact. However, because of the nature of the area, reduced density levels and substantial landscaping should be part of the plan. Thank you for entering this into the official record for the development.
