Dear Mr. Shepherd:
I am writing in order to voice my concern of the
proposed project by Giuliano and Father Construction
Company located near Hillpond, east of Sundering, and
south of Spring Creek Drive.
Many times in walking on Spring Creek south of our home
at 1841 Wallenberg Drive, we have seen deer and other
wildlife. The proposed density of this site concerns
me and many members of our neighborhood. I would very
much like to see this area developed into a wildlife
area for the enjoyment of not only our neighborhood,
but the other residents of Fort Collins who utilize the
Spring Creek Trail.
Also, the density of these 114 single-family lots, on
35 acres, will greatly increase the traffic along
Spring Creek Trail behind our home. This development,
along with the proposed Polarbek development, will
congest Spring Creek Trail to a point where it will be
worse than College Avenue and unusable.
However, I realize that this area will probably be
developed. If this is the case, I might suggest that
the homes that are built, at least along the north end
of the property, be similar in size, market value, and
appearance to those on Wallenberg Drive. I might also
suggest that covenants be initiated in the remaining
smaller homes to include wood siding and shingles.
Also, the type of homes that Mr. Giuliano has built in
the past appear to be those that would be ideal for
rental properties to students. Again, I cannot stress
the impact this many people will have on Spring Creek
Trail. I amgreatly opposed to this type of density
and would greatly oppose any such high density
development. A development more closely related to the
homes in our neighborhood would be welcomed.
