O. Box 251 Fort Collins, CO 80522 = Dear George: City staff has reviewed the Bauder School Advisory Review for proposed additions and has the following comments to make. 1. Public Service Company requests that additional gas load information be provided to PSCO. 2. Maintenance of any landscaping in the public right-of-way will _ be by the school district. 3. The drive around access must be maintained as exists for fire access. Entrance points from the east and west drives and parking lot must be provided and should be noted on the site plan. 4. All existing utility services and any proposed changes to the services, including all appropriate detail drawings, should -be shown on a utility plan. 5. No drainage report or grading plan was submitted. The requirements for drainage and erosion control reports and plans are elaborated in the Stormwater, Design Criteria _ document. Since this is an advisory review, 'submittal should follow the procedure for final submittal. 6. This site drains to the stormwater detention pond known as the Fairbrook Pond at the corner of Prospect and Shields. This facility is master planned to handle flows from developed lands in the drainage area including Bauder School; however, the increase in impervious surface on the site and resulting runoff should be compared to existing conditions. A drainage report must verify that planned improvements at the school do not adversely impact the detention pond nor the drainage facilities between it and the school site (eg. culvert under. Hampshire Road and channel to the Fairbrook Pond). 7. Erosion control at the site during construction needs to be addressed. 281 North College Avenue • P.O. Please obtain the report to evaluate impacts ,of the proposed development on planned stormwater facilities. 9. Ramps should be added to the walks in the vicinity of the new sidewalk and parking area (NE area of building) and at the new sidewalk near the NW corner of the building. An option is to construct new walks at existing asphalt grade. 10. Clarification is needed whether there is any bike/pedestrian access being planned to the site, other than from the street. 11. Additional information is needed on the site plan: a. Area and intended use of the various additions; b. Existing area of school; C. Total area of additions; d. vicinity map. 12. Is there a potential for replacement of the existing barbed wire fence along the west property line with other fencing? 13. Will there be any existing landscaping removed, or new landscaping added? Revised plans and documents addressing the above comments must be submitted to my office on the following schedule: Wednesday, July. 1, 1992 Monday, July 20, 1992 Five sets of all revised plans and documents Ten folded sets of the site plan, landscape plan and elevations, 8-1/2 inch PMT and colored rendering of the site or landscape plan Please call me if you have any questions regarding these comments, or if you would like to meet to discuss our comments.
