Dear Dick:
We have completed our review of the Perez Minor Subdivision and
have the following comments to make on this project:
1. A 10' utility easement is needed along the College Avenue
frontage of the site.
2. A State Highway Access Permit will be required if there is an
increase of 20% or more in the traffic at the site (access permit
attached).
3. A variance from the Zoning Board of Appeals is needed for the
lot width, prior to consideration of the minor subdivision.
4. The redlined Storm Drainage Report is attached so that
revisions may be made. Please return the redlined copy when
revisions are submitted.
5. Control monuments need to be shown on the plat.
6. Please be aware that prior to issuance of a building permit, a
Traffic Impact Analysis may be required by the Transportation
Department.
7. Labels for affected property owners (APO's) within 500 feet of
the site, exclusive of right-of-way, must be submitted.
