HomeMy WebLinkAbout424 WEST OAK PUD FINAL - 40 92B - CORRESPONDENCE - STAFF'S PROJECT COMMENTSCommur Planning and Environmental Planning Department City of Fort Collins May 24, 1993 Don Richmond Richmond Associates 420 West Oak Street Fort Collins, CO. 80521 Dear Don, Aces Staff has reviewed the submittal documents for the 424 West Oak P.U.D., Final, and would like to offer the following comments: 1. U.S. West has stated that the existing telephone plant that serves these properties will be endangered with this development proposal. Relocations caused by this design will be done at the owner's expense. 2. The name of this proposal, 424 West Oak Street P.U.D., needs to be included in the Statement of Ownership. Subdivision and Dedication on the subdivision plat. 3. The outer boundary monuments need to be described on the subdivision plat. 4. The width of parking stalls 2 - 4 and 6 - 9 should be shown on the subdivision plat. The parking dimensions for all spaces should be shown on the Site Plan. 5. The 5' wide utility easement extending to the east side of Lot 1 needs to be dimensioned along the east lot line. 6. Connecting arrows must be added to the Common Utility, Access and Parking Easement to clearly identify that the easement is for both Lots 1 & 2. This easement should be labeled Common Utility, Public Access and Parking Easement. 7. What is on the east side of the alley to the east? Existing points of access and/or driveways on the east side should be shown. 8. The Engineering Department would like proof of the existence of the access and utility easements that are shown to be existing. Copies of deeds are preferable. 9. Any new residential uses shall be required to pay parkland fees of $625 per dwelling unit, to be collected at the time of issuance of building permits. 11. All landscaping shall be maintained by the property owners, including that in the street rights -of -way. 12. The allocation of assigned parking on the back of Lots 1 & 2 seems awkward at best. How will these parking assignments be enforced, if at all? 13. The Planning and Zoning Board approved the preliminary 420-424 West Oak Street and the 120 South Sherwood Street P.U.D. with the condition that additional landscaping be provided to the back of the 120 South Sherwood Street lot. The 4' and 6' high fences as shown on the Site and Landscape Plans do not appear to fulfil the intent of the Board's condition. This completes the review comments at this time. Additional comments may be forthcoming as the various departments and reviewing agencies continue to review this request. Please be aware of the following dates and deadlines to assure your ability to stay on schedule for the June 28, 1993 Planning and Zoning Board hearing: Plan revisions are due no later than June 10, 1993. Please contact me for the number of folded revisions required for each document. PMT's, renderings, and 8 folded copies of final revisions (for the Planning and Zoning Board packets) are due June 21, 1993. Final documents (including the signed development agreement, applicable mylars and utility plans) are due June 24, 1993 by 12:00 noon.
