Dear Steve,
This letter is in response to your letter dated July 280 1992.
Regarding the 400 West Mountain / Oak Neighborhood Association
O.D.P.:
1. We have removed our application for an O.D.P. on the west
half -block of the 400 West Mountain / oak Street Block.
Regarding the 424 West Oak P.U.D. Preliminary:
1. A vicinity map has been added to the Site Plan.
2. The type of office proposed at 424 West Oak Street is a
professional office, excluding medical and dental office
uses.
3. We have now designated five off-street parking spaces for
424 West Oak Street and five off-street parking spaces
for 420 West Oak Street on the preliminary site plan.
These designations will be made on the final Plat.
4. We agree to pay any fee which is normal to new
construction on the new residential unit.
5. The sign location is the least obtrusive. The properties
are under common ownership, and the property line does
not seem to be an important criteria at this point in
time.
6. The garage has been constructed as a zero lot line garage
in the same location as the old storage building at 420
West Oak Street.
7. The alley is paved and in good condition. The alley was
originally paved by John Walker.
8. A utility plan has been submitted showing proposed
service locations.
9. A stormwater plan is being prepared by Shear Engineering.
10. The preliminary plan designates slope grades for ramps
meeting A.N.S.I. standards. We need ten feet (101) of
ramp at 420 West Oak Street and a total of nineteen feet
and ten inches (19'-10") of ramp at 424 West Oak Street.
11. The required Residential Density chart and Business
Service Uses point chart were submitted with the 400 West
Mountain / Oak Neighborhood Association O.D.P. package.
12. There are no architectural changes proposed.
13. All trees shown on the plan are existing and are to be
retained.
14. The new residence will be of solar tempered and very
energy efficient design.
15. The north arrow and scale have been added to the plan.
16. Not applicable.
17. The residence at 120 South Sherwood is part of the
P.U.D..
18. We intend to file a final Plat.
