The comments are offered informally by Staff to assist you in preparing the detailed components of the project application. Box 580 • Fort Collins, CO 80522-0580 • (303) 221-6750 CONCEPTUAL REVIEW STAFF COMMENTS MEETING DATE: July 14, 1992 ITEM: Avery House Carriage House Remodel APPLICANT: Poudre Landmark Foundation c/o Mr. Dick Beardmore, 200 B, Industrial Sciences, Colorado State University, Fort Collins, CO 80523 LAND USE DATA: Request for interior remodeling of the Carriage House at 128 North Meldrum to convert from residential to meeting rooms, collection storage, and kitchen remodeling. No exterior changes are involved. COMMENTS: 1. The Building Inspection Department will be issuing a change of use permit and a new certificate of occupancy. The structure must be made handicap accessible. Also, it may be necessary to provide information on the design load for the proposed storage of items on the second floor. Please contact Sharon Getz, Plans Examiner, 221-6760, for details on the new certificate of occupancy and handicap accessibility. 2. The Water and Sewer Department will require the installation of a water meter. The reason is due to the conversion from residential use to non-residential use. For further information, please contact Mark Taylor, 221-6681. 3. The representative from Light and Power Utility could not attend the conceptual review meeting. Please contact Doug Martine at 221-6700 for information regarding electrical service to the building. 4. The conversion from one use to any use permitted in the R-H, High Density Residential zone district, other than to a single family or two family dwelling, church, or group home, shall require a Site Plan Design Supplemental Review and approved by Planning Director. This review may be administrative provided that the proposed conversion will not: 1. add more than 25% of new habitable floor area to the existing building on site; or 2. eliminate more than 10% of existing habitable floor area. 5. The Planning Department will schedule such an administrative review hearing with the Director of Planning after legal notification requirements are met.
