HomeMy WebLinkAboutAVERY CARRIAGE HOUSE RH USE CONVERSION - 41 92 - DECISION - HEARING OFFICER DECISIONUSE CONVERSION IN THE R-H, HIGH DENSITY RESIDENTIAL, ZONE SITE PLAN DESIGN SUPPLEMENTAL REVIEW AVERY CARRIAGE HOUSE, 108 NORTH MELDRUM STREET PLANNING DEPARTMENT PROJECT #41-92 WHEREAS, the applicants, the City of Fort Collins and the Poudre Landmark Foundation, have duly followed City procedure for a Use Conversion in the R-H, High Density Residential Zone District, and a Site Plan Design Supplemental Review as outlined in Section 29-521 of the City Code and have submitted their application for Use Conversion of the following described property, to wit: A tract of land located in Block 41 of the original City of Fort Collins, Larimer County, Colorado, also known as 108 North Meldrum Street. WHEREAS, the Planning Department Staff has processed the application request in accordance with Section 29-204 and 29-521 of the City Code including the notification of surrounding property owners, publication of a legal notification in a daily newspaper of general circulation, and posting of the property with a sign; and WHEREAS, the Director of Planning held a public administrative hearing on Tuesday, July 28, 1992, at 1:30 p.m., in the Planning Department Conference Room at 281 North College Avenue for the purpose of reviewing the Use Conversion in.the R-H Zone District and Site Plan Design Supplemental Review request. NOW, THEREFORE, IT IS HEREBY DETERMINED BY THE DIRECTOR OF PLANNING OF THE CITY OF FORT COLLINS THAT: The Use Conversion in the R-H, High Density Residential Zone District and Site Plan Design Supplemental Review known as the Avery Carriage House, #41-92, is hereby approved and as grounds,. y therefore, the Planning Director does find the following facts to be true: A. The change of use from residential to a use containing meeting rooms, offices, a bride's changing room, and a climate controlled storage area for historic collections used in association with the Avery House is in accordance with the allowable uses as described in Section 29-202 of the City Code. B. The change of use will not add more than 25% of new habitable floor area to the existing building. C. The change of use will not eliminate more than 10 % of existing habitable floor area. r D. The change -of use conforms to Section 29-526 (d) Activity A, "All Development Criteria" of the Code, and the Design Standards for the West Side Neighborhood Plan. E. There is one condition attached to the approval for the Use Conversion. One parking space shall be provided in Block 31 parking lot where Avery Carriage House personnel shall park and walk to and from the site.
