CO 80;22-0580 • (101) 227-n; -i1 CONCEPTUAL August 25, 1992 REVIEW STAFF COMMENTS Mr. Bruce Evans Marine Sports West Harris Machine 921 East Prospect Road, Unit B Fort Collins, CO 80525 Dear Bruce: MEETING DATE: August 24, 1992 ITEM: Marine Sports West, Harris Machine at 921 East Prospect Road APPLICANT: Bruce Evans, Marine Sports West, 921 East Prospect Road, Unit B, Fort Collins, CO. 80525 LAND USE DATA: Request to use Building B (2,300 square feet) for a repair shop for outboard motors and stern drives. Work also includes engine servicing, tune-ups, overhauls, rebuilding, cylinder boring, sleeving, and other machine work. COMMENTS: 1. The Poudre Fire Authority will require that. Building B be brought up to all applicable standards of the Fire Code for a repair shop. The conversion from a machine shop to a repair shop triggers the change in the definition under the Code and the issuance of a new certificate of occupancy. Please complete the Hazardous Material Impact Analysis. If there are any questions, please contact Roger Frasco, Poudre Fire Authority, 221-6570. 2. Similarly, the Building Inspection Division will require that the building be brought up to the standards for a repair shop by the criteria of the Uniform Building Code, 1988 Edition. However, please note that the Hazardous Material section of U.B.C. (Chapter 9) is reviewed by the criteria of the 1991 Uniform Building Code. A new certificate of occupancy must be granted. For further information, please contact Sharon Getz, Building Inspection Division, 221-6760. 3. The City of Fort Collins Stormwater Utility will require a letter that states that the P.U.D. request does not create any increase in the amount of. impervious surface, and does not alter 4. The sidewalk in front of the property along Prospect Road must be completed with this P.U.D. The details are already on the plans as a requirement from the old "Altair Resources" P.U.D. 5. It is strongly recommended that the owner, Mr. Keulen, and the applicants continue to meet with the residents to the east. It is advised that you meet with the Homeowners Association and alert the board members as to the nature of the P.U.D. request. It would be preferable if a letter from the Homeowners Association were. received by the City stating that there is no objection to the conversion from a machine shop to a repair shop. The relationship with these residents will be the primary issue in the evaluation of the P.U.D. request.
