HomeMy WebLinkAboutMARINE SPORTS WEST AND HARRIS MACHINE PUD FINAL - 43 92 - CORRESPONDENCE - CITIZEN COMMUNICATION (6)Bonnie -Lee Bowman 935 East Prospect Road #A Fort Collins, Colorado 80525 September 28, 1992 v OCT 121992 Ms. Kirsten Whetstone City Planner V 300 LaPorte Avenue !— Fort Collins, CO 80521 RE: Petition to Re-Zone/Project 43-92 Marine Sports West/Harris Machine Dear Ms. Whetstone: Picture this Scenario It's 10:30 pm on a hot summer's night and the unrelenting drone of marine engines under repair have continued now for about four hours ..... it's too hot to shut the windows - but the noise is the least of your problems - the caustic fumes from the engines encompass every room of your home, your eyes have been burning, you've been coughing.... all you want is to be able to breathe and get a good night's sleep to face the work day ahead ... but you can't...because you happen to live in the condominium unit right next door to a marine engine repair shop.... It's now 11:45 pm, another neighbor in Prospect Springs calls the Gas Company, because a gas smell is so predominant in her home that she's certain there must be a "gas leak ...... the Public Service Rep. responds with meter ticking wildly, trying to locate a "gas leak ...... and decides it's not in her unit, but apparently a heavy "gas -like -cloud" has wafted over in front of the unit and hung there from "somewhere". Doesn't paint a pretty picture, does it? Welcome to the quality of life for the Prospect Springs Condominium dwellers ... wanna buy a unit here? This letter is obviously written to implore the City of Ft. Collins to deny the zoning request that would permit Marine Sport West to continue operation in the Prospect Springs Condo area on East Prospect Road. Although I applaud free enterprise, this particular business operating in our area presents many intolerable living conditions and grave concerns to myself and my neighbors: ❑ Marine Sports poses a serious potential fire hazard by virtue of an oil repository located adjacent to our homes, coupled with a multitude of gasoline engines stored nearby. Please refer to Paragraph I on Marine Sports' information sheet. ❑ The noise levels generated from the testing/repair of these marine engines often goes well into the late evening hours, and I would have to believe definitely falls under the guidelines of "Disturbing the Peace" statutes. Please refer to Paragraphs II and III of MSW's information sheet. 0 The heavy machine/chemical/gas odors wafting through our homes causes burning eyes and respiratory difficulties - definitely not conducive to the quality of life one expects to find in an environmentally conscious city such as Ft. Collins, CO. Please refer to MSW's Paragraph I. ❑ Due to the proximity of Marine Sports to our entry way off East Prospect Road, we have experienced "traffic jams" while Marine Sports' customers transport vehicles to and from their work areas. Please refer to Paragraph IV. I have serious doubts that Marine Sports works under the guise of an "appointment only" basis. I feel the solution to our problems is a relatively simple one. The residents of Prospect Springs should not be expected to tolerate this situation, or to "relocate" in order to achieve an environmentally safe, quiet, non -hazardous place in which to live. On the contrary, Marine Sports is not a "neighborhood -compatible" entity, the burden should fall on Marine Sports to relocate to an industrial area where it belongs. Kirsten, thank you for your time and attention to this matter. I trust the City Planner's Office will continue to do the excellent job I have known it to do, since my moving here in 1978.... and that is simply to continue to offer to the citizens of Ft.
