HomeMy WebLinkAboutNICO COST RESTORATION/OFFICE PUD AT 921 E PROSPECT RD AMENDED FINAL - 43 92C - MINUTES/NOTES - CORRESPONDENCE-NEIGHBORHOOD MEETINGft ft NEIGHBORHOOD MEETING MINUTES PROJECT: Nico Cost Restoration/Alpha Center at 921 East Prospect Road (Lot One Keulen Subdivision) APPLICANTS: Jim and Brenda Cox - Nico Cost Restoration Sharon Hindman - Alpha Center DATE: August 24, 1994 PLANNER: Ted Shepard The meeting began with a description of the proposed land uses. Nico Cost Restoration is a small company specializing in cleaning services for properties damaged by fire and water. Other services include decontamination, industrial carpet cleaning, and janitorial. This company would purchase the entire property and occupy the free-standing shop. The Alpha Center for Women is a professional counseling service specializing in serving women facing crisis pregnancies. The Alpha Center would rent the house and convert it into an office for counseling purposes. Presently, the property is governed by a P.U.D. which allows boat engine repair in the shop. QUESTIONSp CONCERNSo, COMMENTS 1. Parking is one of our primary concerns. As adjacent property owners, we do not want spillover parking into our driveways. The site needs to accommodate all parking demands for the` two uses. The previous users, Marine Sports West, did not have enough parking. They would use -our driveways and access drives to turn boats around. It became a nuisance. RESPONSE: Both users intend to provide ample parking on the property. Nico Cost Restoration has only one full-time employee onsite. Other employees will come and go but are primarily located out on the job site. Nico Cost Restoration is not a retail operation that is open to the public. Alpha Center For Women has only one full-time employee. Other counselors are part-time or volunteer. Most visits are by appointment. We accept donations of maternity clothes, strollers, etc. which are dropped off infrequently and randomly. There should be ample parking onsite for both uses. 2. Where are the parking spaces located? There is parking both in front of the house, in front of the shop, and in the rear of the property. With the removal of the overgrown evergreen shrub and the Spruce tree, there may be more parking than present in front of the house ft 4b 3. What do you mean the Alpha Center has "outgrown" is present facility? RESPONSE: Alpha Center is presently located at 117 East Drake where we have about 700 square feet. In contrast, this house is 2,300 square feet which should serve our needs for the foreseeable future. Right now, we are in need of storage space for donated items. 4. Is the property under a purchase contract or have you already closed? RESPONSE: We are under a purchase contract with Mr. Keulen who moved to California. 5. How much equipment or vehicles will be associated with Nico Cost Restoration? RESPONSE: We have two, truck -mounted carpet steam cleaning vehicles. Since this equipment is expensive, these trucks will be stored in the garage/shop when not on the job site. Also, there is other high-tech equipment for decontamination services which will also be stored indoors. 6. Are there any toxic chemicals associated with the business? RESPONSE: No. Our chemicals are not toxic, they are used to stabilize and neutralize. Our chemicals are biodegradable. 7. How many total employees for Nico Cost Restoration? RESPONSE: We have 10 total employees. My wife/co-owner is the only employee who will be on the property on a full-time basis. Some employees will arrive in the morning to pick up the carpet steam cleaning trucks. 8. How much signage will you have? RESPONSE: We do not know yet. Signage is regulated by the Sign Code. We do not have a need for high visibility so we do not -need big signs. 9.. Is there any dry cleaning onsite7 For example, after a house fire, do you bring back smoke -damaged drapes for dry cleaning? RESPONSE: No, we do not have dry cleaning equipment. 10. What about debris from a clean up job? Is it hauled back in to be stored on the property? RESPONSE: No, we have dumpsters at the site of the job. ft 4b il. Will there be any political demonstrations protesting the position of the Alpha Center for Women? RESPONSE: We have never been protested. We are a counseling service, not a clinic. We have no medical facilities. We are not a political organization. 12. Will any clients be housed on the property? RESPONSE: No. If any client needs housing, we try to place them with a volunteer family. There will be no housing provided at the counseling center. 13. Is a P.U.D. transferable? RESPONSE: Yes, a P.U.D. runs with the land and is transferrable. 14. Why will you be removing the Spruce tree? RESPONSE: I an removing the tree because I am allergic to evergreens. 15. Will there be any activities on evenings and weekends? RESPONSE: For the Alpha Center, there will be some group counseling in the evenings during the week. For both uses, there will be no weekend activities. 16. Is Alpha Center a United Way agency? RESPONSE: No. 17. We would be interested to see how the front of the house will be re -worked with the removal of the Spruce tree and evergreen bushes. Will any new landscaping be installed? RESPONSE: We have not worked out the details yet. We will need to protect the house by separating the driveway with landscaping. The entire front yard will not be turned into hard surface.
