12/31/2019: FOR FINAL APPROVAL - UPDATED:
Planning staff acknowledges that the ash trees will be removed as
recommended by City Forestry. Please plant the proposed Southwestern White
Pine in the location of the removed ash trees. The remaining tree should be
placed in front of the monopine in between the sidewalk and the proposed structure.
Response: Please see revised showing the updated tree placement.
11/11/2019: FOR FINAL APPROVAL:
On sheet Al there are some inconsistencies with the Landscape Plan. Please
update table to reflect that no trees will be removed. Since the ash trees will
remain, please locate the three Southwestern White Pine trees in front of
existing ash trees - between the property line and the proposed facility. This will
require updates to Landscape and Site Plan.

12/31/2019: FOR FINAL APPROVAL - UPDATED:
The engineering letter was submitted by the applicant and presented to the
hearing officer prior to hearing. Though staff supported the letter, the hearing
officer determined that the letter did not adequately address the requirement
demonstrating that the facility would collapse rather than topple. This project
cannot be approved without a signed letter stating this. If this cannot be
provided, the applicant can change the plan so that the facility meets the
required 1:1 setback or reduce the height of the monopine to meet the setback
requirements in its current location.
If unable to provide a letter as previously mentioned or change the site plan, the
applicant can submit a Modification of Standard application to seek relief from
the standard. The modification request would be subject to a Type 1 hearing.
Response: Unresolved and still pending resolution. This will continue to be worked on while the review of
this update is completed.
11/11/2019: FOR FINAL APPROVAL:
As a condition of approval the applicant was required to submit to the City, a
letter signed by a licensed engineer indicating the proposed structure has been
designed to collapse rather than topple prior to final plan approval . Please
provide this documentation at your next submittal.

Please submit deeds and legal exhibits along with review fees for all
easements to be dedicated to your Development Review Coordinator
- the exhibits will be reviewed by City Staff prior to approval. Deed templates and
more information on the dedication process can be found at:
https://www.fcgov.com/engineering/devrev.php. Please note that the deeds need to be certified
by a Colorado attorney and that recording fees will be required at the time of recording.

This has not been resolved. The two ash trees are still shown to be retain and
protected on several sheets. Place a X over these two tree symbols and update
the note to read "EXISTING GREEN ASH TREES TO BE REMOVED AND
MITIGATED. The landscape plans will not be approved until these changes are
made. Refer to Forestry redlines if further clarification is needed.

On several pages, the two existing Ash trees that are proposed to be removed
are still shown on the landscape plan. If you wish to keep the Ash trees symbols
on the plan, that is fine, but please place a X over the symbol and update the
