Per code, the 6 foot fence should stop at the "front building line" of the adjacent building to the east and transition to 4 feet. That said, we would be OK with the 4' fencing turning the corner, extending along just a portion of the side property line and then transitioning to 6 feet somewhere in the front yard to allow more screening flexibility, generally as shown on the architectural elevations. Once comments from all contributing departments have been resolved I can put a draft together and have the City Attorneys office review it. Once the City Attorney's review the draft, I will send it to the applicant for review. After the draft is accepted by both parties, we can work through the details for finalizing and getting the Development Agreement recorded at the County. Please adjust plan linework and notes. Response: Water service was increased per MEP to provide required demands and pressure while allowing 5 feet within the meter to remain as ¾ inch. Comment Number: 2 Comment Originated: 01/28/2020 01/28/2020: FOR FINAL APPROVAL: For this project, we will allow both buildings to be served from the existing water and sewer service (the existing 'building' is being separated by the removal of an enclosed walkway). This is an exception and not a precedence for what we will permit elsewhere. The applicant will need to sign a covenant agreement that states the property cannot be subdivided in manner that would place these buildings on separate lots. **Update: The covenant agreement form will be filled out by Utilities and sent to the applicant at FDP round 2 for review. This will need to be signed by the applicant and filed with the County. I have included the blank template of the covenant agreement with the redlines.
