DESCRIPTION:
A tract of land being a portion of Odell Brewing Company Filing Two, located in the Northeast
Quarter of Section 12, Township 7 North, Range 69 West of the 6th P.M., City of Fort Collins,
County of Larimer, State of Colorado, and being more particularly described as follows:
Considering the West line of Lot 1, Patrick Subdivision 1st
Filing as bearing North 00° 41' 15"
East and with all bearings contained herein relative thereto:
COMMENCING at the Southwest corner of Lot 1, Patrick Subdivision, First Filing; thence
along the West line of Lot 1, North 00° 41' 15" East, 336.22 feet to the POINT OF
BEGINNING; thence departing said West line, North 44° 35' 12" West, 29.10 feet; thence along
a curve concave to the Southwest having a central angle of 29° 56' 06" with a radius of 30.00
feet, an arc length of 15.67 feet and the chord of which bears North 59° 33' 15" West, 15.50 feet;
thence along a curve concave to the Southwest having a central angle of 57° 46' 07" with a radius
of 45.00 feet, an arc length of 45.37 feet and the chord of which bears North 60° 28' 13" West,
43.47 feet; thence, South 89° 21' 16" East, 30.39 feet; thence along a curve concave to the
Southwest having a central angle of 44° 46' 04" with a radius of 50.00 feet, an arc length of
39.07 feet and the chord of which bears South 66° 58' 14" East, 38.08 feet; thence, South 44° 35'
12" East, 9.19 feet to a point on the West line of Colorado Iron & Metal Second Filing; thence
along said West line, South 00° 30' 57" West, 23.01 feet to the Northwest corner of Lot 1,
Patrick Subdivision 1st
Filing; thence along the West line of said Lot 1, South 00° 41' 15" West,
5.21 feet to the POINT OF BEGINNING.
