DESCRIPTION:
A tract of land being a portion of Colorado Iron & Metal Second Filing, located in the Northeast
Quarter of Section 12, Township 7 North, Range 69 West of the 6th P.M., City of Fort Collins,
County of Larimer, State of Colorado, and being more particularly described as follows:
Considering the West line of Lot 1, Patrick Subdivision 1st
Filing as bearing North 00° 41' 15"
East and with all bearings contained herein relative thereto:
COMMENCING at the Southwest corner of Lot 1, Patrick Subdivision, First Filing; thence
along the West line of Lot 1, North 00° 41' 15" East, 341.44 feet to the Southwest corner of
Colorado Iron & Steel Second Filing, said point being the POINT OF BEGINNING; thence
along the West line of Colorado Iron & Steel Second Filing, North 00° 30' 57" East, 23.01 feet;
thence, South 44° 35' 12" East, 26.08 feet; thence along a curve concave to the Southwest having
a central angle of 05° 49' 40" with a radius of 54.00 feet, an arc length of 5.49 feet and the chord
of which bears South 41° 40' 22" East, 5.49 feet to the North line of Lot 1, Patrick Subdivision
1st
Filing; thence along said North line, South 89° 09' 25" West, 22.17 feet to the POINT OF
BEGINNING.
The above described tract of land contains 259 square feet, more or less, and may be subject to
