DESCRIPTION:
A tract of land being a portion of Lot 1, Patrick Subdivision, First Filing, located in the Northeast
Quarter of Section 12, Township 7 North, Range 69 West of the 6th P.M., City of Fort Collins,
County of Larimer, State of Colorado, and being more particularly described as follows:
Considering the South line of Lot 1 as bearing North 88° 54' 5" West and with all bearings
contained herein relative thereto:
COMMENCING at the Southeast corner of Lot 1, Patrick Subdivision, First Filing; thence
along the South line of Lot 1, North 88° 54' 57" West, 87.22 feet to the POINT OF
BEGINNING; thence continuing along said South line, North 88° 54' 57" West, 15.14 feet to a
point on the East line of an existing Drainage Easement; thence along said East line, North 00°
04' 20" East, 151.57 feet; thence departing said East line, South 78° 37' 04" East, 20.15 feet;
thence along a curve concave to the East having a central angle of 05° 38' 07" with a radius of
408.00 feet, an arc length of 40.13 feet and the chord of which bears South 08° 33' 53" West,
40.11 feet; thence, South 09° 22' 39" West, 12.69 feet; thence along a curve concave to the East
having a central angle of 10° 39' 36" with a radius of 409.00 feet, an arc length of 76.10 feet and
the chord of which bears South 01° 21' 29" East, 75.99 feet; thence along a curve concave to the
West having a central angle of 05° 03' 39" with a radius of 224.00 feet, an arc length of 19.79
feet and the chord of which bears South 04° 09' 27" East, 19.78 feet to the POINT OF
BEGINNING.
The above described tract of land contains 2,014 square feet, more or less, and may be subject to
easements and rights-of-way now on record or existing.
