Box 580 Fort Collins, CO 80522 - 0580 Dear Planning and Zoning Board: We are concerned about the proposed development on the 14.54 acre parcel of land that was our family's for over 33 years. We realize that progress is going to change many things in our community, and that the population will continue to grow in our area for many many years. Our worry is that 25 houses on 14.5 acres is too many homes for the proposed one road access across from Fossil Creek Drive; and that this area would fit into the environment with at least 1 acre per home site. This is in keeping with the Ridge, Applewood, Adair Estates, Scenic Knolls, and the Clarindon Hills area that contains 1 acre parcels. Their are many people who would prefer to purchase these home sites, especially in light of the possibility of The Old Franz farm being turned into a natural area and trails system. It is time to preserve our area for our young people, we need to hang onto some of the past and preserve it, especially when our fast lifestyle is constant, and will continue to change well into the 21 st Century. We do not wish to cause Dr. Wuerker any distress or discomfort, as he is a fine man. Our main hope is that the development will fit into the beauty of this farm and surrounding areas. With large sites of at least an acre, and covenants that make the area compatible with the other developments, it will enhance the look of this addition, and the City of Fort Collins.
