Preliminary Revisions
Dear Kirsten:
This letter is in response to staff comments received September 27,
1993, regarding Fossil Creek Estates P.U.D., Preliminary. The
response numbers correspond to those of staff comments. We have
addressed as many issues as possible at this point, with the understand-
ing that we will be coordinating several issues with Natural Resources.
Attached are responses from the project engineer, as well as a copy of
a coordination letter from the developer to Tom Shoemaker.
1-3. The developer is aware of these issues, and has contacted these
utilities.
4. Rear lot easements have been designated.
5. We are prepared to dedicate easements for telephone equipment,
but prefer not to show specific locations at this point.
6. Trees and street lights in the Shields Street R.O.W. will conform
to City standards.
7. See engineer's comments.
8. Public Service Co. easement has been designated on site plan. We
will coordinate placement of trees in the R.O.W.
9. OK
10. Phasing has been designated, as well as restrictions on development
due to fire access.

11. Street names have been changed.

15. The Site and Landscape Plan will be submitted as a Preliminary
Plat. See also engineering comments attached.
16-17. See engineer's comments attached. An updated soils report has
been submitted.
18. Variance will be requested by engineer.

20. See engineer's comments. Wetlands consultant will sign site plan.
20-22. See attached letter to Tom Shoemaker.
23. The location of the entry wall has been indicated on the site plan.
Monument will be masonry, with a solid wood fence along Shields
St., with matching masonry pilasters every 160'. An elevation has
been shown on the site plan.
24. Lots have been re -configured to provide the required solar orienta-
tion.
25. The canal will be in a 15-foot maintenance and access tract, with
maintenance by the Homeowner's Association. The developer is
coordinating with the ditch companies.
26. We will refrain from designating specific trails, but have provided
public access through the site.
27. Lot numbers have been corrected.
28. Noted on site plan.
29. There is a potential for acquisition of the wetland tract by the city.
However, at the present we are considering this to be an open
space tract of the development. The wetland area mapped is
conservative in extent, icluding within it's boundary some upland
areas that act as buffers to the actual wetland. In addition, we
have designated a 10-foot utility and wetland buffer surrounding
this area. Planting here would be restricted to native species.

32. Noted on site plan.
33. Five points of the density chart requirements will be satisfied by
exceeding minimum energy conservation requirements. Specific
methods of meeting these minimums will be specified on the site
plan prior to final submittal. The revised Density Chart is claim-
ing 5 points for recreational use that satisfies the requirements of
50-foot min. dimens.on and 10,000 sf min. area. Tracts A, E and
a portion of Tract F meet this criteria.
34. A signature block has been added for the ditch company.
