Dear Mr. Searle:
Thank you for your recent letter concerning the Fossil Creek Estates PUD. As you may know,
City Council upheld the Planning and Zoning Board's preliminary approval of this development
on February 1, 1994. The proposal was reviewed against the "All Development" and
"Residential Density" criteria of the Land Development Guidance System (LDGS). .The LDGS
is the adopted City ordinance which regulates proposed Planned Unit Developments (PUD). The
preliminary plans were found to be in compliance with the adopted regulations and criteria.
The preliminary PUD was approved with conditions related to wetlands conservation, erosion
control, water quality, storm drainage, groundwater, and street standards. When the applicant
submits final PUD plans, those final plans will be reviewed against the recently revised "All
Development Criteria" of the LDGS. In addition, all conditions of preliminary approval must
be satisfied prior to final approval.

Dear Mayor Azari,
I am writing to you about a proposed subdivision called Fossil Creek
Estates. I am going to try to give you what I hope will be a unique
perspective. You see, I am 18 years old attending Front Range Community
College and CSU. I live at home with my parents because I can't afford to
move out on my own. I understand that you probably hear a lot from the
parents about different things but I' hope I will be able to give you a
'kids' perspective.
This development that is proposed is located right next to the
prairie. Well, to be honest with you, I am concerned about the prairie,
however, I am more concerned about the land that is proposed for the sight.
I think that it is very pretty land right there. I feel that we are
putting in too many houses and that the city needs to cut back. If we
allow these houses to be built, by the time I am done with college, there
won't be a piece of "real" ground left. I feel it really important to keep
a buffer around the city. I feel that Putting in those houses would be a
big mistake because Loveland will be that much closer. Additionally, the
people who live out there do so because they wanted to get away from the
crowd. Is it fair to move a great quantity of people out there and violate
their way of life. If you ask me, that's what we did to the Indians who
were on this continent originally, and I feel that act was wrong.
Additionally, traffic in Ft. Collins is already bad enough. Since I
started driving to now, traffic has grown exponentially. Adding this
development will only increase traffic. And last but not least, I invite
you out to my house to see the breathtaking view that would be ruined by
placing houses on that land. That land there is beautiful and so is the
view behind it.
I guess what I am trying to say is that this development would not be
as good for the city as it would be bad. Another thing to think about is
that you can place something there later if it deems necessary, but you
can't take it away when you realize there was a mistake. Thanks for taking
the time to listen to me. I feel you are doing a good job with the city
and I encourage you to keep it up.
