HomeMy WebLinkAboutProject Narratives - 11/03/2025City of Fort Collins Nov. 3, 2025 Land Use Review Commission 281 N College Avenue Fort Collins, CO 80524 PROJECT NARRATIVE PROJECT TITLE: Additional Dwelling Unit (ADU) at 205 S Whitcomb Fort Collins, CO 80521; Lot # 971134004, 9483 sq ft Current and “Proposed” Owners: Lori and Danny Feig-Sandoval, 806 W Magnolia St 80521 Existing and Proposed Zoning: OTB Medium Past meeting Dates: Conceptual Design Review, June 5, 2025 Number of Dwellings: One existing primary residence and One proposed ADU Off Street Parking Spaces: One now on pavers in front of the existing house; two in new garage Commercial Space: NONE Number of Stories in proposed new construction: One and half: Ground level two-car garage w/ stepped-in ADU above, with vaulted roof. We are eager to contribute to Old Town Fort Collins a well-designed smaller rental unit, in the form of this ADU, to provide a less expensive but well-built and well-maintained housing option for one person or perhaps a couple, which is walkable or bikeable to most of anyone’s needs. We will welcome potential renters of any age or occupation, from grad students to retirees, and, further in the future, this addition to the property may be of exceptional use for us as we age. Should we ever need to leave our current two-story home, to go live at 205 S Whitcomb in the existing primary residence (which has a wheelchair accessible shower and wide doorways), we could have a caretaker live on the premises in the ADU. Obviously, in addition to the benefit for us, this would be a bonus for any future owners of this property, including our own adult son who rents the primary house now. We received a variance in 2024 giving us permission to attach our new structure to the existing structure enabling us to keep our new building within the Arthur Irrigation Ditch required setback.
