The Fort Collins Coloradoan, a daily newspaper printed and
published in the city of Fort Collins, Larimer County, State of
Colorado, and personal knowledge of the facts herein state and
that the notice hereto annexed was Published in said newspapers
in the issue:

NOTICE is hereby given that on June 20, 2024, the City of Fort Collins
created a Vested Property Right upon the following described land:
GENERAL DESCRIPTION:
The Landing at Lemay Multifamily and Mixed-Use, File #FOP230020. This
was a request for a Final Development Plan for an approximate 17-acre
property (parcels #8707200008, 8707200018, 8707200019, 870700021),
generally located at the northeast corner of Duff Or and N Lemay Ave. This
plan proposes 2 building types that include 3-story walk up Multifamily
buildings varying in size from 24-36 dwelling units, single-family dwelling
units above garages, and Mixed-Use buildings that will consist of office,
leasing, clubhouse, and residential units. There will be a total of 344 resi
dential dwelling units and 590 parking spaces. This is located in the Mixed
Use Medium Density Neighborhood (MMN) zone district.
LEGAL DESCRIPTION:
THE LANDING AT LEMAY-A TRACT OF LAND LOCATED IN THE NORTHWEST
QUARTER OF SECTION 7, TOWNSHIP 7 NORTH, RANGE 68 WEST OF THE 6TH
P.M., CITY OF FORT COLLINS, COUNTY OF LARIMER, STATE OF COLORADO.
