Boxelder Sanitation District (BSD) has reviewed the proposed project identified as:
Project to develop 228 multifamily residential units at the NE corner of the Prospect Rd and I-
25 interchange. 228 Multifamily dwelling units across six 4-story buildings. Includes 314
parking stalls, pool and an amenity/clubhouse building at the NE corner of the site. The
property is within the General Commercial District (C-G) zone district.
The District hereby advises as follows:
There is no objection to this proposal.

The District will respond at the hearing date of ______________.
Comments:
1) Standalone easement will be required for all sewers that are not located in the public
R.O.W. The easements are necessary to address access and maintenance issues
that are not included on the plat. Standard easement width for Boxelder is 30-feet. .
Perpetual easement agreement has been provided to applicant.
2) Show curb distances and distances of sewer easements for proposed sanitary sewer
on utility plan.
3) Applicant shall provide drawings and specifications describing how pool drains and
mechanical systems connect to the sewer. It will be necessary to incorporate a
sampling manhole for future sampling of pool discharge. The District will not own the
manhole and it does not need to be in a defined District easement. A possible
alternative will be to provide a design that utilizes an air gap for sampling. Regardless
of the sampling method, future access will be required for sampling as needed. If the
Applicant has any proposed substitutes or modifications, the District will review them.
4) Provide information on kitchen and bathroom facilities for any communal facilities or
restaurants.
5) Sanitary sewer service lines shall be perpendicular to sanitary sewer mains.
6) Sanitary sewer service lines shall not terminate in manholes.
