Re: Edison at University Plaza – Existing Tree Removal Feasibility Letter:
The site currently features several mature trees from the previous development, located both in
the parking lot and around the perimeter. Our site plan was developed to retain as many of
these trees as possible while accommodating ou r client’s needs and complying with the City’s
requirements. However, some trees cannot be preserved due to various constraints. Below is a
list of the 32 out of 53 trees that are to be removed and the reasoning behind their removal.
o Tree 9: Due to the demolition of the existing parking lot, this tree is unable to be
preserved. On the site walk with Forestry, it was determined that this tree is poor/dead and
will not require mitigation.
o Tree 10: Due to the demolition of the existing parking lot, this tree is unable to be
preserved. On the site walk with Forestry, it was determined that this tree is poor/dead and
will not require mitigation.
o Tree 11: Due to the demolition of the existing parking lot, this tree is unable to be
preserved. On the site walk with Forestry, it was determined that this tree is poor/dead and
will not require mitigation.
o Tree 14: Due to the demolition of the existing parking lot, this tree is unable to be
preserved.
o Tree 15: Due to the demolition of the e xisting parking lot, regrading in prepa ration for the
future development, and the addition of drainage utilities required for site drainage, this
tree is unable to be preserved.
o Tree 18: Due to the demolition of the existing parking lot and grading in preparation for
future development, this tree is unable to be preserved.
o Tree 22: Due to the grading in preparation for the future development and expansion of
the proposed building, this tree cannot be preserved.
o Tree 23: Due to the grading in preparation for the future development and expansion of
the proposed building, this tree cannot be preserved.
o Tree 24: This tree is now within the proposed building footprint and cannot be preserved.
o Tree 25: This tree is now within the proposed building footprint and cannot be preserved.

o Tree 26: Due to the demolition of the existing parking lot , grading in preparation for the
future development, and expansion of the proposed building , this tree is unable to be
preserved.
o Tree 27: Due to the demolition of the existing parking lot, grading in preparation for the
future development, and expansion of the proposed building, this tree is unable to be
preserved.
o Tree 28: Due to the demolition of the existing parking lot and grading in preparation for the
future development, this tree cannot be preserved.
o Tree 29: Due to the demolition of the existing parking lot and grading in preparation for the
future development, this tree cannot be preserved.
o Tree 30: Due to the demolition and reorganization of the parking lot, this tree cannot be
preserved.
o Tree 31: Due to the demolition and reorganization of the parking lot, this tree cannot be
preserved.
o Tree 32: Due to the demolition and reorganization of the parking lot, this tree cannot be
preserved.
o Tree 33: Due to the demolition and reorganization of the parking lot, this tree cannot be
preserved.
o Tree 34: Due to the demolition and reorganization of the parking lot, this tree cannot be
preserved.
o Tree 35: Due to the demolition and reorganization of the parking lot, this tree cannot be
preserved.
o Tree 36: Due to the demolition and reorganization of the parking lot, this tree cannot be
preserved.

preserved.

future development, this tree is unable to be preserved.
o Tree 47: Due to the demolition and reorganization of the parking lot, this tree cannot be
preserved.
o Tree 48: Due to the demolition and reorganization of the parking lot, this tree cannot be
preserved.
o Tree 49: This tree is now within the proposed building footprint and cannot be preserved.
o Tree 50: This tree is now within the proposed building footprint and cannot be preserved.
o Tree 51: Due to the demolition and reorganization of the parking lot, this tree cannot be
preserved.
For more details on tree locations and descriptions, please refer to the Tree Mitigation Plan and
supporting sheets included in this submittal. A site visit with the City Forester took place on
August 28, 2025, during which the City Forester assessed a significant value for the mitigation
of the removed trees. Replacement trees will be provided in accordance with Division 3.2.1
(F)(1) of the Fort Collins Land Use Code.
